A house is a big investment, financially and emotionally.
 
As a Buyer's Agent, I always recommend a home inspection even for a brand new home.  Whether a buyer intends to ask the seller to make repairs or even if  property is being sold "as is", you should have your purchase inspected so you can learn and understand what you are buying.  This is especially true with older homes where maintenance may have been excellent - or not.  Sellers unaware of a problem are typically very cooperative about fixing it.
 
With older homes, an inspection may also reveal items that are not repairs to be made but are outside current construction code.  Sometimes these are items which a buyer may wish to upgrade to more modern standards.
 
If you are a seller, especially of a house a few years old, an inspection before you even put your home on the market is a proactive action well worth the expense.  It's a chance to make small repairs that you may not have known were needed and let potential buyers know that you have maintained your house especially well and it is worth the price you are asking.
 
Here in Western North Carolina, a radon inspection is also recommended.  If a property is on well water, a water test is also a good idea.
